Chino's story is a remarkable one. Within a single generation, the open dairy land that defined this part of San Bernardino County for decades was converted into master-planned neighborhoods, and tracts like The Preserve and the developments climbing toward Chino Hills filled in fast. That speed built a lot of homes in a short time, which is good news for a growing community but carries a consequence that surprises homeowners. The comforting belief that a newer home cannot have chimney problems is one of the more expensive assumptions a Chino homeowner can make, precisely because of how this housing was built. New paint and new fixtures tell you nothing about the condition of the chimney behind the wall.
The missing cap, again and again

It is the kind of small finish item that gets skipped when a build is moving fast, and because the homeowner has no reason to climb up and look, the omission goes unnoticed for years. An uncapped flue is an open hole at the top of the house, and it lets in everything you would expect, rain pouring down onto the damper and firebox, birds nesting in the spring, animals climbing in, and debris blowing down on the Santa Ana winds. By the time anyone notices, the damper may be rusted, the firebox stained, and the flue partly blocked.
The fix is straightforward and inexpensive, a correctly sized cap anchored to hold against the wind, but the damage an uncapped flue does in the meantime is not free. Water is the enemy of a chimney, and an uncapped flue invites it straight in. Prefab chimneys and mismatched gas liners

A prefab chimney is made of metal sections that fit together, and during a fast build those sections can be dinged, crushed slightly, or fitted carelessly, leaving the system compromised before the homeowner ever lights a fire. Because it is all hidden inside a chase, none of it is visible without an inspection. A prefab chimney is perfectly safe when installed correctly, but it has to actually be installed correctly, and that is not guaranteed in a construction rush.
The other recurring issue is the gas log set venting through a flue that was never sized for it. Many of these homes came with gas logs dropped into a fireplace whose flue was originally sized for wood, leaving the flue too large for the gas appliance. An oversized flue lets the combustion gases cool and condense before they exit, and that condensation corrodes the liner over time. It is the kind of mismatch that works perfectly well at first and quietly causes damage over years, and it is exactly the sort of thing a camera inspection catches.
